The residential division of Robinsons Land, RLC Residences, has achieved the highest purchase intent and top-of-mind awareness among residential condo developers, according to a recent Kantar study. The study surveyed 1,035 property seekers in socio-economic class ABC1 households within the Greater Metropolitan Area and Cebu, aged 25-60, who intend to purchase a residential condominium in the next two to three years.

Among local residential condo purchase intenders, RLC Residences was revealed to be the most recognized and preferred developer, based on the study. Outperforming key competitors, particularly in the mid-tier condominium segment, RLC Residences showcases strong conversion rates and brand affinity—solidifying their position as a leading name in the residential market.

Rising to the Top

Since its 2021 relaunch, RLC Residences, which unified Robinsons Luxuria, Robinsons Residences, and Robinsons Communities under a single brand identity, has rapidly ascended in market recognition. Within a year of its relaunch, the brand achieved third place in Top-of-Mind Awareness. By 2025, ahead of its ten-year plan to rise to the top, the brand now holds the number spot in Top-of-Mind Awareness.

Karen Cesario, Marketing Head and Chief Integration Officer of RLC Residences, attributed the achievement to the brand’s clear vision, consistent innovation, and deep understanding of what Filipino home seekers truly value. “It shows that when you stay true to your purpose and focus on what homebuyers really need, people will respond,” she noted.

Customer-First Approach

John Richard Sotelo, Senior Vice President and General Manager of RLC Residences, also serving as Chief Marketing Officer of Robinsons Land, reiterates the brand’s dedication to “listen, understand, and deliver” on the current needs and values of Filipino homebuyers. He underscored the brand’s objective to transform the homebuying experience into a personalized one, offering continuous support to customers throughout their journey to finding their forever home.

In line with this, RLC Residences recently hosted “Hello, Home, Forever,” an ambitious exposition at Park Avenue, Bridgetowne from June 20 to 22. The event marked the 45th anniversary of its parent company, Robinsons Land, by moving beyond conventional property showcases. Instead, it offered a comprehensive ecosystem designed to guide prospective homeowners through every stage of the purchasing journey, reinforced by exclusive opportunities and expert consultations.

The brand’s customer-first approach is recognized for several reasons. These include high recommendations among friends and family, value for money, and friendly and knowledgeable property agents. They offer flexible payment terms, various payment channel options, and digital condo services.

The brand is also strongly associated with property value increases. Bridgetowne properties, particularly Cirrus and Le Pont Residences, have shown significant value appreciation. RLC reports that Cirrus saw a 77% increase in five years. Meanwhile, Le Pont Residences experienced an 8% rise in under two years, with 85% of units sold. This performance highlights the development’s strong market appeal and growth potential for investors.

Ensuring that they immediately attend to their clients’ concerns, the brand is setting the standard when it comes to both tailor fitting the home and buying process to families and individuals. RLC Residences is consistently expanding its portfolio of thoughtfully designed developments that cater to the needs and aspirations of modern homeowners.

Notable developments include: Le Pont Residences in Bridgetowne Destination Estate; Mantawi Residences in Mandaue City; Sierra Valley Gardens in Cainta, Rizal; Woodsville Crest in Parañaque City; MIRA in Quezon City; and SYNC near C5 Road. These developments range from high-rise condominium developments to developments catering to both young professionals and growing families.

Frequently Asked Questions

The study revealed that RLC Residences has achieved the highest purchase intent and top-of-mind awareness among residential condo seekers in the Greater Metropolitan Area and Cebu. Surveying over 1,000 property seekers in the ABC1 socio-economic bracket, the research highlighted RLC as the most recognized and preferred developer, outperforming key competitors particularly in the mid-tier segment. This milestone marks a rapid ascent for the brand, which reached the number one spot ahead of its projected ten-year plan following its 2021 brand unification.

In 2021, the company unified three distinct entities—Robinsons Luxuria, Robinsons Residences, and Robinsons Communities—under the single “RLC Residences” brand to create a more cohesive market presence. This strategic integration allowed the brand to streamline its vision and focus on consistent innovation and customer-driven developments. According to Marketing Head Karen Cesario, this clarity of purpose enabled the brand to climb from third place in market recognition shortly after the relaunch to the top position by 2025.

The developer follows a “listen, understand, and deliver” philosophy that transforms the homebuying experience into a personalized journey supported by digital condo services and flexible payment terms. A key example was the “Hello, Home, Forever” exposition, which provided a comprehensive ecosystem for prospective buyers, offering expert consultations and guiding them through every stage of acquisition. Additionally, the brand is highly recommended for its knowledgeable property agents and its “Raising Little Champions” initiative, which supports young athletes and fosters a sense of community beyond physical construction.

RLC Residences is strongly linked to significant investment growth, particularly within the Bridgetowne Destination Estate where properties like Cirrus and Le Pont Residences have seen high returns. Cirrus recorded a 77% value increase over five years, while the premium Le Pont Residences saw an 8% rise in less than two years with 85% of its units sold. These figures underscore the market appeal of RLC’s portfolio, which also includes diverse projects like Mantawi Residences in Mandaue and the family-oriented MIRA in Quezon City.

The developer offers a wide range of thoughtfully designed projects that target different demographics, from high-rise luxury units to suburban residential clusters. Notable developments like SYNC near C5 Road and Woodsville Crest in Parañaque cater to young professionals, while others like Sierra Valley Gardens in Cainta are designed for growing families. By tailor-fitting both the physical living spaces and the buying process to specific family or individual needs, RLC Residences has set a new industry standard for residential condominium development in the Philippines.
